What to do if you lost your home or business in the fires

Immediate Actions

1. Find Temporary Shelter
If you are in need of a temporary rental as we work together to rebuild our city, please don’t hesitate to reach out. Email our team directly, and we will do everything we can to help you find a place to call home during this difficult time. 

2. Contact Your Insurance & Mortgage Companies
Why? They need to know your situation ASAP.
Ask for:
- Copies of lost documents.
- Guidance on next steps

3. File Your Insurance Claim Immediately
Act quickly to: Get expedited financial aid - it’s expected to be a lengthy process so start right away.
- Start the claims process while adjusters are available.
- Tip: Use your insurer’s app if phone lines are busy.

4. Contact your local county for details on how to enroll in government-funded debris removal and other wildfire survivor services:

What happens to your mortgage and property taxes if your home is destroyed?

Mortgage Payments Don’t Stop

Even if your home is destroyed, you’re still required to pay your mortgage.

- Mortgage agreements are tied to your loan, not the property’s condition. 
- Missing payments can harm your credit and lead to foreclosure, even in disaster zones. Options for Mortgage Relief If you can’t make payments, contact your servicer immediately. 

Relief options include:
Disaster Forbearance – Pause payments temporarily, but they’ll be added later.
Repayment Plans – Pay off missed amounts in smaller installments.
Payment Deferral – Move missed payments to the end of the loan.
Loan Modification – Adjust loan terms, such as interest rate or duration, to make payments more manageable.

What About Property Taxes?

What you need to know: Governor Newsom has suspended penalties and interest on late property tax payments for a year, effectively extending the state property tax deadline, for those living in communities impacted by the LA firestorms. The executive order:

- Suspends until April 10, 2026, certain state tax laws that impose penalties, costs, and interest for late payments of property taxes due in calendar year 2025. 

- Suspends certain additional state tax laws requiring the filing of various property tax statements. 

- Applies to properties in ZIP codes 90019, 90041, 90049, 90066, 90265, 90272, 90290, 90402, 91001, 91040, 91104, 91106, 91107, 93535, or 93536. 

First Order of Business for any one impacted:

- Complete the Misfortune & Calamity application with the Assessor’s office. https://assessor.lacounty.gov/tax-relief/disaster-relief

- Before reaching out to the Treasurer and Tax Collector, reach out to Assessor, they will reassess values based on damage/destruction before anything will change with the property taxes.

Temporary Housing

Free and discounted accommodations are being offered by local hotels and businesses. Here are a few:

211 LA and Airbnb are offering free temporary shelter for displaced Angelenos. Apply HERE.

Visit WeHo and Visit Palm Springs are offering discounted rates for local hotels. 

Santa Monica Hotels are promoting special rates for evacuated area residents at Fairmont Miramar Hotel & Bungalows, Gateway Hotel, Hilton Santa Monica, The Pierside Santa Monica, Regent Santa Monica Beach, Sandbourne Santa Monica, Shore Hotel, Shutters on the Beach and Viceroy Santa Monica. The Queen Mary announced it is pricing rooms for fire evacuees at $189 which include a voucher for a breakfast buffet for two people and waives pet fees. More info on its Instagram or call (562) 435-3511. 

Big Bear is offering evacuee lodging at deeply discounted rates. More info HERE

Long Beach hotels and Santa Barbara hotels are both offering discounts to fire victims.
